NEW CONSTRUCTION: New homes have always been a first choice for many buyers. Buying a new home from “paper” is different than seeing a home in reality. It is a more complicated sale, however, for many, it is a very enjoyable experience because the buyer has input into their personal home. Naomi enjoys working this type of sale because it is a challenge and she loves the design part of the transaction. REO (foreclosed) properties are coming on the market and it is not the same thing as buying a home from a homeowner who took care of their home. One must have the home inspected, as many of these homes can have hidden problems such as broken pipes, or CO issues (certificate of occupancy). Naomi’s expertise in dealing with these type of properties will help you in negotiating and purchasing a foreclosed home.
SHORT SALES: Due to market changes and in most cases, personal finances, some homeowners owe on their home more than what it is worth in today’s market. If the homeowner is unable to make the mortgage payment, they would be facing foreclosure. Instead of being foreclosed upon and having a foreclosure on their credit report, we can negotiate with their bank and do what is called a “short sale”, which means the lender accepts less than what is owed on the loan as a “short” payoff. These type of sales usually take a little longer than a standard sale, but it becomes a “win-win” for both the buyer and seller, as each can move on.
